International Fire Inc.' cross-connection testing team completed annual certified backflow testing and inspection services for a multi-tenant commercial office park situated in Sunset District San Francisco, California. The park requires annual safety tagging of all utility connections to satisfy municipal water authority standards.
The office park contains multiple separate office buildings with shared utility links, fire sprinkler feeds, and landscape irrigation zones. Each connection must contain a certified backflow prevention assembly to prevent stagnant line water or lawn fertilizers from siphoning back into the San Francisco municipal drinking water network. The office park manager contacted IFI to test and certify their 4 main assemblies before the city water compliance deadline.
The San Francisco Daly City County Water Utility Authority (ABCWUA) mandates that all commercial properties install, maintain, and test backflow prevention assemblies on all water service lines. Assemblies must be tested annually by a registered, certified tester. Testing involves checking that all internal springs, seals, and relief valves operate within tight municipal performance thresholds.
Our technician inspected the four assemblies on site: two 3-inch Double Check Valve Assemblies (DCVA) serving the fire sprinkler lines, and two 1.5-inch Reduced Pressure Zone (RPZ) systems serving the irrigation systems. Using our calibrated differential pressure test kits, we measured the cracking pressure of the check valves and confirmed that the RPZ relief valves opened at the required safety thresholds. All four units passed the mechanical checks. We applied physical certification tags to each assembly, completed the official inspection logs, and submitted them electronically to the ABCWUA portal to verify compliance.
IFI provided the manager with a preventive maintenance plan. We highlighted that RPZ units are susceptible to seal wear from mineral deposits and sand in the municipal supply, which can cause constant relief port dripping. We advised scheduling a seal clean-and-rebuild service if dripping begins, and confirmed that the park is enrolled in our automated annual testing calendar.
